As we move deeper into the first quarter of the year, both buyers and sellers are gaining traction, and the Spring market is beginning to take shape. The snow definitely kept some buyers at […]

What Sold: A look at 3 homes that traded hands last week in Newport County (Jan. 19-23)
It was a notably quiet week for residential conveyances across Newport County, with just three homes changing hands according to the statewide MLS. While slower weeks are not uncommon this time of year, the limited number of recorded sales highlights how thin inventory remains across much of the county. Fewer closings do not reflect a […]
On the Market: A look at each Open House happening in Newport County this weekend (Jan. 24-25)
This weekend’s open house schedule across Newport County is notably frontloaded on Saturday, as agents and sellers prepare for an impending winter storm expected to bring snowfall and impact much of the area on Sunday. As a result, the bulk of showings and open house activity has been concentrated into a tighter Saturday window. Given […]
What you can buy on Aquidneck Island for under $500,000
Affordability is one of the biggest hurdles facing homebuyers who want to live on Aquidneck Island. For many families and first-time buyers, the math simply hasn’t worked, pushing them to explore nearby markets where their dollar stretches further. Communities like Tiverton, Warren, Bristol, North Kingstown, and South Kingstown have all seen increased interest as buyers […]

This weekend’s lineup of open houses is an early indicator of how active and engaged the market already feels as we head toward spring. Buyer interest has picked up noticeably, showings are consistent, and many conversations are happening earlier than we typically see at this point in the year. For buyers, open houses offer a […]
What Sold: A look at 13 recent sales, and what we can expect this Spring in Newport County (Jan. 2-9)
The calendar may say January, but the real estate market across Aquidneck Island and greater Newport County is behaving as if spring arrived early. The start of 2026 has carried an unmistakable sense of urgency, and in conversations with colleagues locally and throughout Rhode Island, the message has been consistent. Buyers who spent much of […]
What Sold: A look at 12 recent sales across Newport County (Dec. 22-Jan. 2)
As the calendar turns each year, the final two weeks of December are almost always a quiet period for real estate. Between holiday travel, family commitments, and law offices/title companies operating on reduced schedules or closing altogether, the normal rhythm of transactions tends to slow considerably. This year was no exception. From December 22, 2025, […]
A 2026 Market Prediction from the President of the Newport County Board of Realtors
As we head into 2026, there is no shortage of opinions about where the housing market is going. What I want to offer here is not a national headline or a one-size-fits-all forecast, but a grounded, local perspective rooted in experience. I have a front-row seat to how buyers, sellers, and renters are actually behaving […]
On the Market: A look at 13 homes hosting Open Houses this weekend in Newport County (Dec. 26-27)
As we head into the home stretch of the year, this marks the last weekend of Open Houses for 2025. Coming off the Christmas holiday, it’s completely natural for many sellers to pause. With family in town, travel schedules, and the general chaos that comes with the holidays, hosting open houses often takes a back […]
What Sold: A look at 21 recent sales across Newport County (Dec. 15-19)
The fourth quarter of 2025 has been one of the most active and meaningful stretches I have experienced in my career, both professionally and personally. Across Newport, Middletown, Portsmouth, Jamestown, and Tiverton, we’ve seen consistent buyer activity, steady demand across price points (2 sales in Portsmouth over the last week surpassed the $4m threshold!), and […]
On the Market: A look at every Open House happening in Newport County this weekend (Dec. 20-21)
As the holiday countdown begins and Christmas approaches in less than a week, the local real estate market is easing into its seasonal slowdown, but it has not stopped. For buyers who still have home shopping on the agenda, this weekend presents a strong selection of opportunities across Newport County. One standout is 13 Vanderbilt […]
Home of the Week: 529 Forest Park, a practical path to ownership on Aquidneck Island
Not every home on Aquidneck Island is a luxury mansion or a Gilded Age estate. While those properties often make the headlines, most year round residents are searching for something different. They want affordability, predictability, and a straightforward path to ownership in a community they care about. As prices continue to climb, alternative housing options […]
What Sold: A look at 16 homes that traded hands last week in Newport County (Dec. 8 – 12)
Last week brought continued activity across Newport County, proving once again that even in a traditionally quieter stretch of the New England market, buyers and sellers are still making meaningful moves before year-end. It’s been a busy December, and I am proud to be assisting with 6 sales this month, including some dear friends who […]
On the Market: A look at 37 Homes hosting Open House this weekend (Dec. 13 – 14)
As we head into the middle of December, the market is beginning to quiet down ahead of the holiday season. Hard to believe Christmas is now less than two weeks away, but the shift is expected. Open house activity is lighter, buyer schedules are tightening, and sellers who haven’t listed yet are holding off until […]
The Royal Male named one of America’s 50 Best Stores by The New York Times
Newport has no shortage of iconic small businesses, but few are as woven into the local fabric as The Royal Male, the classic European inspired clothing shop founded by Maurice and Lynn de La Valette in 1983. Earlier this week, the shop earned national recognition when The New York Times named it one of the […]

The project, created in partnership with Surfers With A Purpose (SWAP) Foundation and Freedom Skatepark in Bull Bay, Jamaica, tells a story far larger than its pages. It is a celebration of youth, […]
Home of the Week: 310 Corey Lane in Middletown
Tucked into Middletown’s pastoral Whitehall Farm community, 310 Corey Lane is back in the spotlight this December as our Home of the Week, and for good reason. In a neighborhood where many interiors still reflect their original finishes, this three bedroom, two bathroom end unit stands out as one of the best value buys in […]
What Sold: A look at 21 recent sales across Newport County (Dec. 1-5)
As we move deeper into December, the Newport County market remains steady and surprisingly active despite the natural seasonality of the market and tight inventory levels. Looking at the trailing 90 days, we are averaging roughly 2 months of inventory, homes are averaging around 34 days on market, and a 96 percent sale-to-list-price ratio. It’s […]
On the Market: A look at 44 homes hosting Open Houses this weekend across Newport County (Dec. 6-7)
The first weekend of December is shaping up to be one of the busiest that we’ve seen in a while, and if you’ve been waiting for the right moment to get back out there, this is it. After a slower stretch in November, buyers have come back with real momentum, and sellers are feeling that […]
