If you noticed a surge in end-of-September closings, you’re right. Many deals raced to the finish line ahead of Rhode Island’s newly expanded luxury transfer tax, nicknamed the “Taylor Swift Tax”, and the higher base conveyance tax that both took effect on October 1. The revenue is earmarked for affordable housing, but the change pushed luxury homeowners, investors, and developers to wrap up under the previous rates. For some sellers, the difference is meaningful especially on multi-property portfolios or large estates.
That urgency turned the final days of Q3 into a statewide sprint. Attorneys, lenders, and agents worked overtime to record transactions by September 30, creating one of the busiest quarter-ends Rhode Island has seen in recent years.
Two headline sales led the week: Judge Judy’s home, the Birdhouse at 70 Beacon Hill Road, closed for $15,300,000, and the Playhouse on Ocean Drive traded for $10,442,000.
