Eighteen properties changed hands across Newport County last week, with ten of those sales closing above the $1 million mark. The highest priced sale was 297 Black Point Lane in Portsmouth, a beautiful colonial which sold for $1,975,000, and the lowest priced sale was 66 Girard Avenue #106 in Newport, a condominium which sold for $235,000.
The volume of million-dollar-plus transactions underscores the nature of our local market, but it’s impossible to ignore that a shift is underway. The average days on market over the past few months has hovered around 50, a far cry from the days when nearly every listing sparked a bidding war within the first weekend. Buyers today are more strategic, more selective, and less inclined to stretch beyond their comfort zone. With a potential rate cut on the horizon, many buyers (and sellers) are excited for a much welcomed kickstart to the Fall season for home buyers and sellers.
For homeowners looking to offload an asset, the message is clear: set realistic expectations. The run-up in values over the last five years has been historic, and sellers are still in a strong position. That said, “over the moon” price expectations won’t hold up the way they might have in 2021 or 2022. Successful sales right now come from thoughtful pre-listing prep, pricing that positions the property competitively, and professional marketing that puts the home in its best light. Many savvy sellers are even using price as a tool to generate attention and activity rather than waiting for the market to catch up to them.
