As we head into the middle of December, the market is beginning to quiet down ahead of the holiday season. Hard to believe Christmas is now less than two weeks away, but the shift is expected. Open house activity is lighter, buyer schedules are tightening, and sellers who haven’t listed yet are holding off until the new year.
This weekend reflects that slowdown across Newport County. Little Compton has just one open house on the calendar, and Middletown also has only one opportunity for buyers to get through a property. The rest of the island follows a similar pattern, with select pockets of activity but nothing close to the pace we saw earlier in the fall.
Inventory remains extremely tight. As of today, there are only 233 active residential listings on the MLS in Newport County across single-family homes, multi-family properties, and condominiums. For context, that number would typically be significantly higher in a balanced market. Limited supply continues to shape buyer behavior, pricing, and the overall pace of new opportunities hitting the market.
If you’re a buyer, this is a great weekend to take advantage of the open houses that are available while competition is slightly softer. If you’re a seller, this is a reminder that well-presented, well-priced homes are still drawing interest even in December and now is a great time to start prepping your home for a sale in 2026.
