The middle of June saw 22 homes successfully close across Newport County, according to the statewide MLS. These sales ranged from a $209,000 bungalow to a $7,925,000 new-construction mansion, illustrating the breadth of the current real estate landscape. But beyond the numbers, there’s something more telling happening beneath the surface, a slight but noticeable shift in the market.

We’re seeing homes linger a little longer on the market. Open houses that were once packed with eager buyers are now quieter. Bidding wars, which had become the norm over the past few years, are becoming less frequent. It’s not a dramatic drop-off, but the pace and tone have definitely changed. Whether that’s due to the summer slowdown, where weekends at the beach take priority over house hunting, or the growing global unease from conflicts overseas, one thing is clear: buyers are moving more cautiously.
