The spring real estate market is in full swing here in Rhode Island, and recently closed sales across Newport County illustrate continued buyer activity and strong demand. Last week 23 properties were sold across Jamestown, Little Compton, Middletown, Newport, Portsmouth, and Tiverton — ranging in price from $150,000 to $2.3 million and spanning a wide variety of property types and conditions.
This activity coincides with new data released by the Rhode Island Association of Realtors, which shows that while overall home sales fell 4% year-over-year in March, pricing has remained resilient due to continued supply constraints. The median sales price of single-family homes rose 9.1% compared to March 2024, now sitting at $480,000 statewide. Inventory, though improving, remains tight. The number of homes on the market increased 29.2% from a year ago — a welcome development — but it is still insufficient to meet buyer demand.
Single-family home transactions have slowed slightly, while the multifamily sector posted a 14.3% increase in closed sales and an 8.8% rise in median price, now $582,278 statewide. This reflects continued interest in income-producing property as both a hedge against inflation and a more accessible entry point for owner-occupants seeking supplemental income. Condominium sales increased modestly (3.2% year-over-year), but a sharp 21.6% decline in pending sales signals a likely dip in future closings.
In the face of elevated interest rates, higher borrowing costs, and consumer uncertainty, buyers are more deliberate. However, demand remains strong for properties that are priced appropriately and well-prepared for the market. This is especially true in desirable coastal communities like Newport County, where proximity to seasonal attractions continues to drive competition for homes.
With summer approaching, this is a critical window for potential sellers. I am advising my seller clients to complete any remaining pre-listing improvements over the next few weeks in order to enter the market strategically and with maximum impact.
