It’s another busy weekend for real estate in Newport County, with 60 homes hosting open houses across the area. The fall market is active after a slower start to September, and buyers now have a chance to take advantage of improved inventory. We’re seeing steady movement locally as we head into the new season.

We’ve seen sellers adjusting prices and buyers stepping forward with renewed motivation as the fourth quarter approaches. One thing remains the same: having a professional in your corner makes all the difference, especially one who knows the community firsthand and represents a brokerage with proven, local market share.

Right now, there are 295 active listings on MLS across condos, single-family, and multi-family homes. Less than half (121 total) are priced under $1 million, which highlights how much of today’s inventory sits at the higher end of the market. Sellers are becoming more realistic, buyers are showing fresh motivation, and the days of homes selling overnight with multiple offers are behind us. Instead, we’re entering a more balanced market where preparation, strategy, and accurate pricing matter most.

This Saturday, I’ll be hosting an Open House from 10:30-12:00 at 78 Cornelius Drive in Portsmouth, a well-cared-for colonial on a flat half-acre corner lot just off Indian Avenue. Owned by the same family since 1986, it’s ready for its next chapter and is one of my favorite listings to represent. This is a great value purchase for generational living in one of Portsmouth’s most desirable neighborhoods.

We’ll also be hosting at 16 King Road in Middletown from 2:30-4:00, one of only two single-family homes on Aquidneck Island priced under $500,000. The property is being sold to settle an estate.
