In my Sunday column for WhatsUpNewp, I spoke about how Newport County real estate is at a crossroads. We’re in a market that is no longer defined by the frenzied bidding wars of just a few years ago, but one that is now being shaped by value-based buyers, more measured seller expectations, and the uncertainty of what the Federal Reserve will do next with interest rates.

This week’s closings bring that point into sharper focus. Out of the 20 properties that sold across Newport County, only 2 closed above asking price. Four others sold at asking (or represented new builds). The rest sold under their original list price. That’s a telling snapshot that properties are still moving, inventory is still arriving, but the pace has cooled in a way that benefits the savvy and educated consumer.

For sellers, this is a clear signal. The appreciation of the past few years has been remarkable, but this is no longer the COVID-era market where multiple offers poured in the moment a listing hit the MLS. Pricing today takes strategy, realism, and trust in the process. Those who adjust early will be best positioned to stand out, attract serious buyers, and secure a strong outcome. I wouldn’t go as far as to call it a buyer’s market, because it isn’t. But the spaceship has landed, and things are starting to come back into focus.

For buyers, the message is a little more encouraging: welcome back. After years of feeling sidelined by skyrocketing prices and stiff competition, you now have room to breathe. There is more opportunity to evaluate options, negotiate, and secure a property without the same level of urgency that dominated the last few years. It doesn’t mean deals will linger forever (properly positioned homes are still selling quickly) but it does mean the balance of power is becoming more even.

The big picture? We’re in a transitional market, and transitions often bring the best opportunities. Whether you’re considering selling, buying, or simply watching the market to see where things are headed, this is the time to stay informed and intentional.
