The Newport County real estate market continues to see momentum as we head toward the start of the Summer season. We saw 12 homes close last week across Middletown, Newport, Portsmouth, and Tiverton according to the statewide MLS. That kind of activity spread across a variety of price points reinforces what we’re seeing on the ground every day: motivated buyers are still actively writing offers, and sellers who prepare their homes thoughtfully are seeing meaningful results. There’s no denying that we’re still in a seller’s market, but it’s no longer the frenzy of 2021, today’s landscape rewards precision, not pressure.
Buyers right now are sharp. Many are relocating from larger metro areas and have a clear sense of what they want, but they’re also more calculated in how they move. I am also seeing many more first time homebuyers come off the sidelines after realizing that “waiting for the rates to drop” or the “market to correct” is not going to happen anytime soon, if ever. Gone are the days of unchecked bidding wars although we are still seeing many multiple offer situations for the properly positioned properties that come to market. What we’re seeing more frequently are competitive, fair offers on homes that are priced in line with condition and location. Properties that show well and are positioned correctly in the market are getting strong attention many still going under contract in a matter of days.
Sellers, on the other hand, continue to hold the advantage, but it’s important not to confuse advantage with immunity. Buyers are willing to act but only when the value is there. Overpricing or skipping the prep work can lead to unnecessary days on market and price reductions. The good news? With the right guidance, most sellers in this market are walking away with strong returns and relatively smooth transactions.
For buyers, there’s still plenty of opportunity especially if you understand where the pockets of equity and future appreciation are.
