School’s out. As we head into the start of summer, the local housing market across Newport County continues to show signs of strength, although not without its complexities.
Last week, fourteen homes across Jamestown, Little Compton, Newport, Portsmouth, and Tiverton successfully sold according to data sourced from the Rhode Island statewide MLS. These sales range from modest townhouses to million-dollar coastal properties. Each tells a story about where the market is and where it may be headed. Some sold in under ten days, others took over three months, underscoring how strategic pricing and thoughtful pre-listing preparation can make all the difference.
Looking ahead, the buyer pool is about to be the deepest we’ve seen all year. Over the next 12 weeks, expect heightened activity as more buyers re-enter the market and visitors flock to Aquidneck Island and our surrounding communities, many hoping to lock in second homes or primary residences before the school year begins or interest rates potentially shift again. The good news? Inventory, while still tight, is beginning to improve. We’re seeing more sellers test the waters, which should offer buyers a bit more breathing room but competition remains real.
As we are well aware, there’s a lot happening in the world right now. Financial markets, geopolitical tensions, and ongoing economic shifts are giving some buyers pause. That uncertainty is understandable, but it’s also why working with a qualified, local real estate professional is more important than ever. There are variables that we can control, and those that we can’t, but the wheel of the housing market will continue to turn regardless especially in coastal communities like those we have in Newport County. In a market as nuanced as ours here, having a trusted advisor in your corner; someone who knows how to price, negotiate, and guide is essential.
