Twelve properties traded hands across Newport County last week, a healthy indicator that, despite the shifting market dynamics, motivated buyers and sellers are still finding common ground. Of those twelve sales, four surpassed $1 million, underscoring the continued strength of the upper-tier market that has defined much of Aquidneck Island and its surrounding communities in recent years.

As of today, there are 290 homes currently for sale across Newport County on the statewide MLS, spanning single-family homes, condominiums, and multi-family properties. Of those, only 117 are priced below $1,000,000. That distribution alone tells a clear story and the median sales price has now surpassed the seven-figure threshold, making affordability a harder pill to swallow for many prospective buyers.

While inventory levels have improved slightly compared to this time last year, price positioning and preparation remain the most critical factors for success. Well-priced and professionally presented homes continue to attract strong attention and, in many cases, multiple offers.
