Another busy week in Newport County with 21 homes sold across our community, ranging from a $295,000 manufactured home in Tiverton to a beautiful $4,795,000 single-family on Catherine Street in Newport. Jamestown didn’t post any closed sales in the MLS last week, a rare pause for one of our most desirable towns.
Even with a quieter weekend for Open Houses, well-priced homes that are professionally positioned are still moving. That’s the key. The buyers are still out there and they are motivated, qualified, and watching closely. It just comes down to being strategic: pricing with intent and making sure your listing stands out online and in person.
The first week of August always brings a mix of excitement and reality. Yes, the market is still active, but we’re now less than four weeks away from Labor Day. The clock is ticking for sellers who want to capitalize on summer momentum before the fall transition kicks in. If your home is already on the market, now is the time to double down on exposure. If you’re thinking about listing, it’s definitely not too late and quarter four is always very busy traditionally with end of year / Fall sales, but the prep work should already be in motion.
This summer is flying by, but the market isn’t slowing down. Buyers are engaged, sellers are making moves, and as we roll into Leo season, there’s still plenty of activity in the market especially when strategy leads the way.
