317 Berkeley Avenue in Middletown

317 Berkeley Avenue in Middletown is available for sale for the first time in two decades. This home is located just off Paradise Avenue in a serene and private neighborhood. As an added bonus, this single level ranch is just two miles—or a short five-minute drive—from Surfer’s End at Second Beach, one of the best spots for beach enthusiasts and surfers alike. With its peaceful surroundings and proximity to nature, the coast, and local amenities like Sweet Berry Farm, Newport Vineyards, Demery Park and more, this home offers an exceptional opportunity for anyone looking to settle into one of Middletown’s most desirable locations.

Built in 1988, this well-maintained ranch offers three bedrooms, two and a half bathrooms, and just under 1,700 square feet of living space on a spacious .6-acre lot. The home’s single-level layout provides a comfortable flow and the opportunity to age in place for convenience and ease of living. The primary bedroom features an ensuite bathroom. The sunroom is a nice reading retreat with large windows that fill the space with natural light. It provides direct access to a stone patio, ideal for enjoying the quiet outdoor surroundings or hosting friends and family.

A finished lower level adds significant value to this home, providing over 1,000 square feet of extra living space. This area includes a dedicated office space—ideal for remote work or creative projects—as well as ample room for a variety of other uses. The attached two-car garage offers additional storage, and with public water and sewer connections, there is no need to worry about the maintenance of private systems.  No flood insurance is required at this address, making this home an even more attractive option.

The Whitehall Museum, located just across the street from 317 Berkeley Avenue, is an important historic landmark. Originally purchased in 1729 by George and Anne Berkeley (hence the name of the street), the estate was transformed into a grand manor house that incorporated classical English architectural details, setting it apart as a symbol of refinement in the rural landscape. The house became a hub for intellectual thought, serving as a meeting place for New England’s leading philosophers and scholars and helping to found the Philosophical Society, which would later become the Redwood Library and Athenaeum.

After the Berkeleys returned to England in 1731, they left Whitehall to Yale College, with the intention of using the farm’s rental income to fund scholarships for divinity students. Over the years, Whitehall served various purposes, including as an inn, tavern, and tea house, but it eventually fell into disrepair. In the late 19th century, a group of Newport women took it upon themselves to restore the building, and in 1899, Whitehall opened to the public for the first time, marking one of the earliest preservation efforts in Rhode Island. Today, the house remains a symbol of Newport County’s colonial heritage, welcoming visitors to explore its rich history, architecture, and beautiful grounds a few days each year.
