If you’ve been following the local real estate market over the last few months, you’ve probably noticed a slight shift and a sign that the local market is changing. While Newport County remains one of the most highly desirable places to live and invest, the market is beginning to look much more balanced than it did during the height of the pandemic and even the last few years. 

We’re seeing more homes come to market, properties are taking longer to sell, and buyers have a bit more time to make thoughtful decisions. Statewide, inventory has been steadily increasing this spring, while pending sales have softened compared to last year. At the same time, median prices remain historically strong, a reminder that well-priced, well-presented homes are still attracting serious interest.

Perhaps the biggest adjustment is expectations. The days of listing a home on Thursday and collecting a dozen offers by Monday are no longer the norm. Pricing strategy, presentation, marketing, and negotiation matter again. Sellers who recognize today’s market conditions are finding success, while buyers are benefiting from increased choice and a little more breathing room.
