Nitro Bar, the Rhode Island coffee brand with two Newport locations, is expanding to the East Side of Providence after the sale of 134 Ives Street for $850,000, with plans to open by the end of summer.

The purchase marks the fourth brick-and-mortar location for founders Audrey Finocchiaro and Sam Lancaster, who started making coffee in their basement before taking their operation to farmers markets and Brown University. They opened their first storefront on Providence’s West End, followed by two Newport locations, and will now bring the brand to Fox Point.

Jonathan Kaufman of Compass represented the sellers and facilitated for the buyers in the transaction. “The best commercial real estate transactions aren’t just about matching a buyer with a building,” said Kaufman. “From the beginning, The Nitro Bar was a natural fit for Fox Point. The seller cared deeply about what came next for the property, and finding a buyer who understood the neighborhood was just as important as the purchase price.”
