Nineteen homes traded hands across Newport County last week, another reminder that despite the noise surrounding interest rates and the broader housing market, people are still making moves. I hosted three open houses this past weekend and attended three others, and there was meaningful activity at every one.
The pace of the market has certainly changed. Buyers are more calculated, properties are taking longer to sell, and there is greater sensitivity around price and condition. But properly positioned and appropriately priced homes are still attracting attention and moving.
We are seeing buyers become more selective rather than disappear altogether. When a property presents well, is priced appropriately and offers a compelling value proposition, there is still demand.
For sellers, preparation and positioning matter more than they have in years. For buyers, a more balanced market is creating opportunities to be thoughtful, negotiate and find the right fit without some of the ferocious competition we became accustomed to. The market is still moving. It is simply moving differently and more strategically.
