A piece of American history is up for grabs as Sandy Point Farm, a former Vanderbilt estate in Portsmouth, heads to auction next month. The property, listed at $3.5 million, will be sold through Sotheby’s Concierge Auctions in cooperation with Mott & Chace Sotheby’s International Realty.
Bidding for the historic equestrian estate is scheduled to open Oct. 17 and close Oct. 31 via the auction firm’s online marketplace. Starting bids are expected between $1 million and $2 million.
The estate, located at 30 Sandy Point Farm Road, spans over 6 acres and was once part of a sprawling 280-acre Vanderbilt property. Completed in 1902, it was commissioned by Reginald Claypoole Vanderbilt, son of Cornelius Vanderbilt and grandfather to CNN’s Anderson Cooper.

“Sandy Point Farm, in addition to its historic pedigree, is a world-renowned equestrian estate with a range of possible uses,” said Kylie McCollough, listing agent in a press release. “We look forward to the auction process and the global interest for such a rare opportunity to own a piece of history.”
The property boasts 24-stall stables, a 15,000-square-foot indoor riding arena, grooms’ quarters, and a guest lounge. Its main structure features premium materials, including 2-by-24-foot cypress beams and three distinct rooflines with cupolas crowning the 60-foot peak of the indoor riding ring.
Designed by renowned architect A.S. Walker, Sandy Point Farm represents an iconic chapter of America’s Gilded Age. During its peak, the estate was the center of Rhode Island’s high society and a premier location for horse breeding, social events, and lavish gatherings.

The auction includes additional lots #187, #190, and #103, expanding the estate’s potential uses.
“Not only is Sandy Point Farm an exceptional estate, but its location in Portsmouth is just as exquisite,” said Judy Chace, co-listing agent in the press relase. “The town’s serene waterfront views, close-knit community, and proximity to Newport create the perfect balance of tranquility and accessibility.”
As one of the last remaining vestiges of the original Vanderbilt estate, Sandy Point Farm combines historical significance with luxury potential. This unique combination of rich heritage and luxurious modern living makes Portsmouth an ideal place to experience Rhode Island’s coastal lifestyle.
The auction is part of Sotheby’s Concierge Auctions’ Key for Key® giving program in partnership with Giveback Homes. The closing will result in funding towards new homes built for families in need.
