Summer has officially arrived, and with it, so has the traffic, on our roads and in our real estate market. Between June 23rd and June 27th, 25 properties closed across Newport County, ranging from historic single-family homes and multi-family investments to luxury condos and coastal retreats. It was a busy week for local conveyances and a strong reminder that while inventory remains tight, demand is still very real.
That said, we are beginning to feel a shift in the market. Properties that aren’t properly prepped, positioned, or priced are starting to sit longer than they might have even a few months ago. Some are seeing price adjustments or returning to the market after failed contingencies. The truth is, while the buyer pool is still large and likely the largest we’ll see all year, those buyers are becoming more selective. Presentation, strategy, and accurate pricing are more important than ever.
If you’re selling, now is the time to bring your home to market in its best light. If you’re buying, you’ll want to be educated, prepared, and working with someone who can help you compete effectively. Regardless of which side you’re on, working with a qualified professional and listening to your consultant’s advice can make all the difference.
