The Spring market this year has come in waves. As we move closer to the end of the school year and start getting more consistent stretches of good weather, the buyer pool naturally gets deeper. Newport County is a destination; weddings pick up, weekends fill in, summer plans take shape.
There are some shifts happening on the supply side. We’re starting to see movement in the luxury segment, and I expect that to continue. With the so-called “Taylor Swift tax” slated to go into effect July 1, some high-end homeowners are taking a hard look at their carrying costs. For those who aren’t using their properties as often, it becomes a more practical conversation. Hold, or reallocate? As a result, I do think we’ll see increased inventory at the top end of the market as we move into summer…
There’s also a broader, longer-term shift underway. The baby boomer generation, many of whom have owned their homes for decades, often with significant equity and minimal debt, are beginning to think about what comes next. Downsizing, retiring, moving away, simplifying, or transitioning assets. That’s not happening overnight but it is happening and it is a MAJOR shift to watch over the next decade. Over time, this generational transfer of wealth will create meaningful supply in markets like Aquidneck Island where inventory has been tight for years.
So you have a few things happening at once. We have a growing buyer pool. We have more value-focused buyers, and consumers who are unequivocally more “work-averse.” We have potentially increasing inventory in certain sectors of the market, and a narrative that still rewards preparation and proper pricing strategy.
That’s the part I come back to most often. The clients who are successful in this environment are the ones who are prepared. Buyers who understand their numbers, have a clear plan, and are ready to act when the right opportunity presents itself. Sellers who take the time to position their property correctly, from pricing to presentation, are the ones seeing the strongest results.
