Fourteen homes traded hands across Newport County last week, according to data retrieved Saturday night from the statewide MLS. No sales were posted in Little Compton or Newport. 

It was also a particularly busy and rewarding week for me and my clients, with three transactions that each represented a different side of our local market.

In Middletown, 33 Nicholson Crescent closed for $870,000, $20,000 over asking price. Congratulations to Ann on a successful sale and the beginning of her time in North Carolina. This classic Cape was thoughtfully renovated and prepared for market, and the result is another good example of buyers continuing to recognize and pay for quality when the value is there.

Also in Middletown, 8 Wabasso Terrace closed for $750,000. This one was particularly meaningful. A local family owned the home for more than 50 years in a quiet Middletown neighborhood where properties do not trade hands all that often. Congratulations to the entire family, and thank you for trusting me with a home that carried so much history and meaning. It was a privilege to help get this done for you.

Finally, my friends were able to secure 17 Longmeadow Road in Portsmouth for $675,000 through a collaborative sale with my colleague Michelle Aguiar before the property ever reached the open market. I could not be more excited for their family and their next chapter in Portsmouth.

These three sales also tell a larger story about the Newport County real estate market right now.

The market continues to move, but success is becoming increasingly specific to the property, the price and the circumstances surrounding the transaction. Well-positioned homes can still generate strong interest and sell above asking. Long-held properties continue to create opportunities in neighborhoods with limited turnover. And relationships, preparation and local knowledge can sometimes create opportunities for buyers before a property ever reaches the broader market.

That is the market we are working in right now. The next four to six weeks are especially important for both buyers and sellers. Summer is behind us, families are settling back into their routines and there is a natural window of activity before attention begins shifting toward the holidays.

For sellers, that means there is still meaningful time to capitalize on the fall market, but pricing, preparation and presentation matter. Buyers have more choices and are being more calculated about where they see value.

For buyers, a more balanced environment can mean additional opportunity, but the best properties are still moving. Being prepared financially, understanding the market and having a clear strategy remain important.

Real estate is hyper-local, and sometimes the most useful information is not the headline about where the overall market is going. It is understanding what is happening on your street, in your neighborhood and within the specific price point where you are looking to buy or sell.
