Twenty-two homes sold across Newport County last week. As we move into the middle of August, the market is entering one of those seasonal stretches where activity can feel a little uneven or even, quiet, but that can create opportunity for buyers who are paying attention.
One of last week’s closings was especially meaningful. Congratulations to my client on the purchase of 96 Seafare Lane in Portsmouth. She came to me through a direct referral and happens to be my friend’s mother, which made the experience even more rewarding. Helping her get closer to family and begin this next chapter on Aquidneck Island was a privilege. Welcome home!
We are now entering the dog days of summer. Many college students are heading back to school next week, younger students will follow shortly after, and families are trying to squeeze in the last few weeks of sunshine before routines return. That seasonal transition was noticeable this past weekend. Our open houses were especially quiet, and based on conversations with other agents, that seemed to be a common theme across Newport County. The humidity certainly did not help…
For active buyers, though, a slower market right now is not necessarily a bad thing. It’s an opportunity.
Late August often brings a temporary lull in competition. Some buyers step away, travel, or wait until September to re-engage. If you are already prepared, pre-approved, and actively searching, this can be an excellent time to shop. Less competition can mean more negotiating room, more time to evaluate a property, and fewer rushed multiple-offer situations.
We are also continuing to see a clear divide between homes that are thoughtfully prepared for market and those that are not. Buyers today are increasingly work averse. Major renovations, deferred maintenance, and uncertain project costs are turning many consumers away. Homes that are clean, well maintained, professionally presented, and move-in ready are generally performing much better.
Pricing matters just as much.
For sellers, that means preparation and positioning matter more than ever. For buyers, it means there may be a better value in properties that have been sitting, adjusting, or competing for attention during a quieter stretch of the summer.
As we head toward September, I expect activity to pick up again as families return to normal routines and sellers who waited through the summer begin testing the fall market.
