The Samuel Durfee House

Seventeen properties changed hands across Newport County last week. The highlight of the week was the $4,500,000 sale of the Samuel Durfee House at 352 Spring Street in Newport, marking the highest multi-family sale in Newport year-to-date and the largest multi-family transaction in the city since 2022.

The sale was a particularly meaningful one for me. It was a privilege to represent and market such a unique Newport property on behalf of dear friends and clients, and I am incredibly grateful for the trust they placed in me throughout the process. Congratulations to them as they begin their next chapter here in Newport, and congratulations to everyone involved in a successful transaction.

Beyond the headline sale, last week’s activity provides another useful snapshot of the Newport County real estate market. As we move through the second half of August, the market continues to reward proper positioning and pricing. Buyers have become increasingly value conscious, particularly when a property requires significant work. Homes that are thoughtfully prepared, professionally presented, and appropriately priced are generally finding stronger traction. Properties that miss the mark on condition or asking price are more likely to experience longer days on market and adjustments.

That distinction is important for sellers. Limited inventory remains an advantage, but low supply alone does not guarantee a premium result. The market ultimately determines value, and today’s buyers are paying close attention to condition, location, financing costs, insurance, taxes, and the amount of work required after closing.

For buyers, the traditional late-summer slowdown can also create opportunity. With vacations, back-to-school schedules, and the final weeks of summer competing for people’s attention, there can be fewer active buyers at certain properties. For someone who is prepared and paying attention, less competition can create a better environment to negotiate.
