Twelve properties changed hands across Newport County last week, highlighted by a few notable sales in Jamestown and Newport. The top sale belonged to 35 Battery Lane in Jamestown, which traded for $3,950,000, followed closely by 115 Washington Street in Newport at $2,670,000.

While supply remains constrained and demand continues to support pricing, we are beginning to see a more nuanced market emerge. Properties that are well presented, move-in ready, and priced appropriately are still selling. Buyers remain active and willing to compete when they see value.

On the other hand, homes that require significant work, are priced at the apex of the market, or have limiting factors are sitting longer and seeing increased resistance. Consumers today are more informed, more patient, and more selective than they were just a few years ago…

The reality is that buyers are beginning to regain some leverage, even though the broader supply and demand imbalance remains very much intact. The market is no longer rewarding every listing equally. Preparation, pricing, and positioning matter more than ever.

As we move deeper into summer, inventory will continue to be the key story to watch. More listings are coming to market, but not enough to fully satisfy demand. For both buyers and sellers, understanding where a property fits within today’s market is critical.
