This weekend should bring a great deal of energy to Newport County.
With warmer weather finally settling in, the Oyster & Chowder Festival happening downtown, local college graduations, and the unofficial start of the summer crowd returning to town, we’re expecting a LOT of visitors and a LOT of traffic throughout the area over the next few days.
That’s welcome news for the local real estate market.
There are currently 39 total Open Houses being advertised across Newport County this weekend, giving buyers and curious consumers a great opportunity to get out and explore what’s available in today’s market. Increased foot traffic and tourism often translate into stronger exposure for listings, busier open houses, and more conversations around real estate as people spend time in our coastal communities and start envisioning themselves here long term.
From Newport to Jamestown, Portsmouth, Middletown, Tiverton, and Little Compton, there’s a wide range of inventory available this weekend across multiple price points and property types.
As someone actively working in this market every day, one thing I can say confidently is that lifestyle and location continues to drive demand here. People want to be in Newport County, especially this time of year, and I am confident that feeling will translate into busy open houses and strong activity for our Newport County sellers.
One trend worth paying attention to right now is the growing gap between homes that are priced and positioned correctly versus those that are not. Across many parts of Rhode Island and the Northeast, properties that are move-in ready, well-marketed, and priced in line with today’s financing realities are still seeing strong activity and, in some cases, multiple offers. Meanwhile, homes that enter the market overpriced or requiring significant deferred maintenance are sitting noticeably longer than they were even 12 months ago.
Buyers have become far more payment-conscious due to interest rates remaining elevated, which means condition, presentation, and strategy matter more than ever. In today’s market, sellers are no longer just competing against other listings on price alone, they’re competing on monthly affordability, perceived value, and lifestyle appeal. Escrows are also far more delicate today than they’ve been in recent years, and we’ve seen many recent examples of homes coming back on the market as a result of buyer due diligence.
