The upper tier remains active and decisive, highlighted by several notable sales including the rare in-village waterfront offering at 39 & 41 Walcott Avenue in Jamestown, as well as Middletown’s highest sale of the year to date at 14 Kay Boulevard, which closed at $3,600,000.
These transactions reflect a consistent pattern we are seeing across the market. High-quality, well-located properties are continuing to transact with confidence, particularly when they are positioned correctly from the start.
The broader market is also showing clear signs that the spring cycle is underway. Buyer activity is increasing, showings are up, and engagement is strengthening week over week. We often hear that “the spring market has sprung,” and this year that statement is proving to be accurate…
A recent example from our own portfolio underscores this point. Our latest offering at 67 Fairview Lane in Portsmouth, priced at $995,000, saw more than 40 buyer groups through the property this past weekend. That level of activity is not by chance. Looking ahead, I expect the market to remain competitive, even against the backdrop of broader economic uncertainty. The primary driver here in Newport County continues to be supply and demand. Inventory remains limited, and as more buyers enter the market this spring and summer, competition is likely to persist.
