Each week on What Sold, we take a closer look at the current state of the Newport County real estate market. Over the shortened holiday week, we saw 9 properties close, underscoring a market that remains competitive despite signs of adjustment.

One thing remains clear: the local market continues to be impacted by an ongoing inventory shortage. While demand from buyers is still strong, limited supply is driving competition. However, this week’s sales data indicates some market shifts. Seven of the homes closed below their original asking prices, suggesting that buyers may have more room for negotiation than in recent months. This could signal that sellers are starting to adjust expectations as the market begins to cool, particularly with the approach of the holiday season.

Looking at the bigger picture, recent trends show that home-price growth slowed during the third quarter of 2024. While house prices continued to rise, housing demand outpaced the available supply, contributing to higher prices. However, elevated home prices and mortgage rates appear to be cooling the rate of price growth. This shift, coupled with rising interest rates and economic uncertainty surrounding the election results, has introduced a layer of caution among some buyers. This hesitation is only exacerbating the already tight inventory, with some buyers pausing their search for the time being.

As we approach the holiday season, many sellers who haven’t listed yet are likely to wait until Spring for a better opportunity to enter the market. However, for sellers willing to act now, there are still favorable opportunities to achieve strong returns. While the market pace may slow, the inventory shortage ensures that competition will remain fierce for well-priced homes in desirable areas.

Looking ahead, the market will continue to be shaped by the available inventory—or lack thereof. Though economic uncertainty and interest rate hikes may lead to a slower pace, the ongoing supply-demand imbalance will likely keep demand high for homes in prime locations. Buyers and sellers alike will need to remain strategic in navigating these conditions.
