Mother’s Day weekend is upon us and in two short weeks, Memorial Day Weekend… 

With many families spending Sunday together, we’re seeing a much lighter open house schedule overall and a heavier concentration of activity pushed into Saturday. Across Newport County, there are only 22 addresses hosting public showings this weekend, noticeably lower than what we’ve seen throughout much of the spring market even with pressed inventory. 

That slower pace also reflects broader market conditions across Rhode Island and even the Northeast. As we move into what is historically one of the busiest home-selling seasons of the year, sales activity has been more measured than many expected. Homes are taking longer to sell, buyers are more cautious, and listings are sitting on the market longer than they were even a year ago in certain price points. We are also starting to see an uptick in listings in the higher end of the market, with the impending ‘Taylor Swift tax’ likely contributing to that stock. 

A rough New England winter and rainy start to spring certainly didn’t help, but the bigger factor continues to be economic uncertainty. Rising interest rates, stock market volatility, and global tensions have kept many buyers and sellers on the sidelines. The reality for consumers is straightforward: prices haven’t meaningfully come down, interest rates haven’t meaningfully come down, and affordability remains a real challenge. Buyers are also inherently more work averse than they’ve been in years past. 

There are still opportunities in this market if you know where to look and how to approach it strategically.

Well-priced, well-presented homes are still attracting strong attention, and buyers who are financially prepared and working with experienced representation are continuing to find success. The market today rewards effort, education, patience, and informed decision-making more than urgency alone.

Newport County also remains a highly nuanced and desirable market. The dynamics between Newport, Portsmouth, Middletown, Jamestown, Tiverton, and Little Compton can vary significantly depending on inventory, seasonality, and buyer demand. Understanding those shifts and staying ahead of them is critical.
