As we move deeper into December, the Newport County market remains steady and surprisingly active despite the natural seasonality of the market and tight inventory levels. Looking at the trailing 90 days, we are averaging roughly 2 months of inventory, homes are averaging around 34 days on market, and a 96 percent sale-to-list-price ratio. It’s a competitive but balanced landscape (a trend that I expect to continue in 2026) where accurate pricing and strong presentation continue to make the difference for sellers, and buyers remain active even as the year winds down.

We’ve also noticed that buyers have become increasingly ‘work averse’ compared to previous years. Long gone are the days of targeting the worst house in the best neighborhood, and instead it seems that more buyers are prioritizing move-in-ready homes over those that require work or some immediate sweat equity. 

As of today, there are only 236 active listings across Newport County on the statewide MLS, including single-family homes, condominiums, and multi-families. With so few options available, each new listing draws immediate attention, and well-prepared homes continue to move quickly. 

Last week, 21 properties changed hands, with a healthy spread of activity across the entire county. The highest sale closed on Washington Street in Newport at $2,450,000, a strong benchmark for single-family homes in the city’s historic district. The lowest sale was a raised ranch in Portsmouth, closing at $380,000.

These weekly movements offer valuable insight into where the market is trending as we prepare to close out the year. Newport County remains resilient, and the dynamics we’re seeing now will play directly into the early 2026 market.
