Last week brought a noticeably slower pace to the Newport County market. According to the closings published in the Statewide MLS as of last night, only nine homes traded hands across the entire county, with no recorded sales in Middletown or Little Compton. As we move deeper into November, this type of seasonal softening is expected, but it also creates opportunity for anyone who stays active and engaged in their search.

Even with fewer transactions, it was an excellent week for my clients. We celebrated a big win with buyer clients who closed on a fantastic property in the Point at 102 Third Street in Newport. It is one of the most coveted neighborhoods on the island, and seeing them secure a great home there was incredibly rewarding. On the seller side, my clients at 12 Catherine Street, Unit 3 enjoyed a smooth and successful closing. Their condo was the only property in Newport County to sell over its listing price last week, which speaks to the value of thoughtful pre-listing preparation, strategic pricing, and strong presentation. Their success was well earned and very exciting to watch unfold.

We are now only two weeks away from Thanksgiving, which is hard to believe. This year has flown by. Historically, this is the point when the market shifts gears. It is unlikely that we will see a wave of new inventory before the end of the year, but that does not mean sellers should wait passively.

One strategy that continues to benefit our clients is something we call “shoot now, sell later.” This involves photographing your property before winter sets in so you can capture the curb appeal, sunlight, and exterior condition at their best. Even if you do not plan to list until early 2026, this preparation gives you a major head start and positions you to launch strongly into the spring market when buyers return in larger numbers. It is also a great plan for sellers who need to list in order to purchase, because everything is ready the moment the right home comes along.

For buyers, this quieter stretch can feel like an early Christmas gift. With fewer active shoppers, the buyer pool shrinks and days on market increase. Expectations shift. While Newport County remains competitive, we are seeing more buyers secure properties under the original asking price. This is something we have not seen often over the last several years. There is still solid inventory available, and well prepared buyers who stay engaged are finding great opportunities with strategic timing.
