If you have been watching the market this spring, the prices have been hard to miss… March 2026 marked a major milestone for Newport County, with the median list price for single-family homes reaching $1,100,000, an all-time high. That is a 15.9% increase month over month, and it speaks to just how strong demand remains across our coastal communities.
At the same time, we are finally (and slowly) seeing movement on the supply side. New listings jumped to 85 properties in March, nearly doubling from February. This is a meaningful and much welcomed change. Many sellers who held off during the winter months are now entering the market, looking to take advantage of pricing that has continued to climb and a buyer pool that is much deeper than when there was 2+ feet of snow on the ground.
When you zoom out, the bigger picture becomes even clearer. Over the past five years, Newport County and Newport specifically has experienced steady upward pressure on pricing. What once felt like a $600,000 to $700,000 market is now firmly in seven-figure territory for many single-family homes. While there have been natural slowdowns along the way, the early part of 2026 shows a sharp rebound and a clear continuation of that long-term trend.
So what does this mean if you are thinking about buying or selling?
For sellers, the environment remains favorable. Pricing is strong, buyer demand is active, and properly positioned homes are continuing to move. The increase in inventory is healthy, but it has not outpaced demand. Homes that are prepared well and priced with intention are still generating meaningful interest and, in many cases, multiple-offer situations.
For buyers, the market is improving slightly in terms of selection, but it is still very competitive. More listings mean more opportunity, but pricing has shifted upward, and buyers are adjusting to a new baseline. We are also seeing more calculated decision-making. Buyers are focused on value, condition, and long-term cost. Move-in ready homes continue to command a premium, while properties requiring work need to reflect that in their pricing to attract attention.
As we move through April and May, this is typically when activity peaks as people want to settle in for summer. More listings will come online, more buyers will enter the market, and competition will remain a central theme. The question many are asking is whether this newly reached apex and $1.1M mark becomes the new baseline heading into summer. Based on current trends, that is a realistic possibility.
The reality is that affordability is not improving in the near term, and supply, while better than winter, is still limited relative to demand. In this type of market, your strategy matters. Timing matters. Preparation matters.
