I hope everyone had a wonderful Halloween weekend. Last week showed no signs of scaries in the local real estate market, as our region continues to show strong momentum as we move deeper into the Fall season.
There were several noteworthy transactions recorded this past week, highlighted by the sale of 283 Ocean Avenue in Newport, which traded for an impressive $8,100,000. My week was highlighted by the sale of a good friend’s home at 3 Sharon Court, right off of Thames Street at the corner of Wellington Avenue, which traded at the full asking price of $995,000. Congratulations to all involved!
As we move into the final stretch of the year, activity remains constant across Newport County. It hasn’t been an overwhelmingly “busy” time of year, per se, but it has remained active with buyers still in the midst of home searches and some new inventory for consumers to consider. Our open houses this weekend were a bit quieter than we had hoped for, but the parties that did attend seemed very motivated and engaged.
It’s common to see a higher number of closings recorded toward the end of each month as buyers and sellers look to finalize deals before the holidays. With less than 60 days remaining in 2025, sellers who are aiming to move their assets before the new year should be getting motivated, while those targeting a Spring 2026 launch would be wise to start preparing now.
Working with a trusted real estate professional to review timing, pricing, presentation, and market positioning can make all the difference when it comes to maximizing value and achieving the best results.
