According to data from the Statewide MLS, 15 properties sold across Newport County last week, spanning a range of price points and property types. Sales included single-family homes, condominiums, and multi-family properties, reflecting continued buyer engagement across multiple market segments. Inventory, though improving, is still historically low, and for those considering a sale before the holiday season, now is the time to list.
After falling year over year in July and August, sales activity of single-family homes jumped in September, rising 19.5% from September 2024. At the same time, the median sales price statewide climbed 9.3% to $530,000.
The highest sale last week was recorded in Newport, where 501 Spring Street, a 10-bedroom multi-family property, closed for $1,800,000 after 48 days on the market. The lowest sale occurred in Portsmouth, where a manufactured home at 17 North Drive sold for $210,000 after 72 days.
Little Compton and Tiverton each saw multiple transactions, and Middletown recorded three sales.
Days on market across the county ranged from 11 to 193, with a median of approximately 70 days, suggesting that while absorption rates have moderated, properly priced listings continue to attract qualified buyers.
