In today’s Newport County real estate market, staying informed is one of the most valuable tools a homeowner or prospective buyer can have. Last week, there were nine residential sales across Newport County published on the statewide MLS, and the numbers continue to reflect the strength of the upper end of the market. Of those nine, only four properties traded under the $1 million mark, reinforcing the steady demand for higher-value homes in our coastal communities. Leading the way was 164 Eustis Avenue in Newport, a beautifully finished waterfront cottage that closed at $4,125,000. On the other end of the spectrum, the most affordable sale was a three-family property at 65 Dewey Avenue in Tiverton, which sold for $560,000, a reminder that multi-family opportunities are still part of the conversation, even in a tight market.

I feel like I’ve been beating the same drum every week, but the story remains the same. Our local housing market is predicated on supply and demand, and right now pickings are slim. Until inventory increases (if it ever does) people are feeling the effects with prices staying high despite challenges with variables like interest rates and availability.
