The Newport County real estate market is giving buyers something they have not had much of over the last several years: a little more time and a few more choices.

That does not mean housing has suddenly become inexpensive, nor does it mean good properties are sitting around waiting for offers. It means the market is becoming more balanced, and that distinction matters for anyone thinking about buying or selling a home this fall.

According to August data from Realtor.com, the median sold price across Newport County was around $775,000. Homes spent a median of 50 days on the market, while the number of active listings increased by roughly 10% from a year ago.

For context, the statewide median sold price across all residential properties was $519,000 during August, making Newport County one of Rhode Island’s more expensive housing markets. The most useful number for consumers right now may be inventory. More homes for sale means buyers have additional options and less reason to overlook a property’s shortcomings simply because nothing else is available. That changes the conversation around value.

Sellers can still command premium prices, but increasingly they need to demonstrate why their property deserves one. Location, condition, renovations, views, land and other difficult-to-replicate features matter. So do the basics: thoughtful preparation, strong presentation and accurate pricing.

This is no longer 2021, when limited inventory and historically low borrowing costs could create extraordinary competition for almost anything that came to market. Today’s buyer is more calculated. The purchase price is only one part of the equation. Mortgage costs, property taxes, insurance, maintenance and the potential cost of renovations all factor into what someone is willing and able to pay.

The numbers reflect some of that discipline. Newport County properties sold for approximately 98% of their asking price on average in August. That is still a healthy market, but it also tells sellers that the asking price and the eventual market value are not always the same thing.

Your asking price does not determine what your property is worth. It determines how buyers interact with it. Showings, feedback and ultimately offers tell us what the market is willing to pay. 

For buyers, the changing environment presents opportunity.

You may have more time to complete your due diligence, compare properties and negotiate than you did during the most competitive years of the post-pandemic market. But desirable, correctly priced homes can still move quickly, and waiting for a dramatic decline in values is not a strategy I would build around.

Rhode Island still has a fundamental supply problem. The Rhode Island Association of Realtors reported this month that the state had just 2.8 months of single-family inventory in August, compared with 4.9 months nationally. That shortage continues to put upward pressure on housing costs even as sales activity moderates.

So while the market is becoming more balanced, pricing still remains at a premium, something that is unlikely to change without a meaningful increase in housing supply.

Real estate is hyper-local. Countywide statistics provide context, but they cannot tell you what a renovated Colonial in Newport, a waterfront property in Jamestown or a three-bedroom home in Portsmouth should be worth. Those conversations require looking at the property, the neighborhood, recent comparable sales and current competition.
