Set along Broadway’s residential corridor, 350 Broadway is a beautifully preserved Queen Anne Victorian and one of those recognizable Newport homes that catches your attention because of its color, architecture, and presence. A large wraparound porch, signature rounded turret, patterned shingles, and classic architectural detailing give the home the charm that makes Newport’s historic housing stock so distinctive.
The property lives comfortably as a three-bedroom, two-bathroom single-family home, while offering the added benefit of a private third-floor one-bedroom apartment with its own entrance. That flexibility creates several possibilities for a future owner, whether used for guests, extended family, rental income, or a private home office.

Inside the main residence, hardwood floors and original period details carry throughout. The first floor features a kitchen with ample pantry storage, formal dining room, living room with French doors, and a cozy library anchored by a gas fireplace, built-in bookcases, ornate wooden mantels, and a cleverly “Clue-like” concealed full bathroom tucked behind the bookshelves.
The entry is one of my favorite parts of the home. The house faces east, which brings beautiful morning light through the front of the property. A mahogany front door opens into a sun-filled foyer, where an open staircase and stained-glass window lead to the second floor. At the top of the stairs, a landing with additional built-in bookcases continues the home’s original craftsmanship. Between all of the bookshelves throughout the house, you have to imagine its original owner was a well-read man.
Three bedrooms occupy the second floor, including an impressive corner bedroom filled with natural light from tall, rounded windows within the home’s turret. A large hallway walk-in closet, dedicated laundry room, and renovated tiled bathroom complete this level.

The third-floor apartment adds another dimension to the property. With a bedroom, living space, kitchen, bathroom, and separate entrance, it provides meaningful flexibility within the existing footprint of the home.
Outside, the wraparound porch creates an inviting place to relax, entertain, and enjoy the activity of the Broadway neighborhood. I can picture morning coffee out there while the city wakes up, or a glass of wine at the end of a long day. A one-car garage and additional off-street parking are also valuable amenities in Newport.
The current owners, the Price family, have made meaningful investments in the property, including a roof and gutters completed approximately three years ago, new windows, 200-amp electrical service, and updated bathrooms.
To me, that is an important part of the opportunity at 350 Broadway. You can appreciate the history, architecture, and craftsmanship of a century-old Newport home without walking directly into a long list of immediate projects. The house has been painstakingly restored and thoughtfully improved while preserving the details that make it special. It feels ready for its next steward to enjoy it, care for it, and carry its story forward.
Beyond the physical home, 350 Broadway also has an interesting connection to Newport’s history.
Local historian and attorney Mike Franco, curator of the popular Newport Lost & Found community, shared that the home was built in 1910 for Robert A. Smith, a general contractor whose office was located on Bellevue Avenue next to that of noted Newport architect Dudley Newton. Franco believes Smith was likely the builder of the home.
Smith was active in the Newport community. He was a Freemason, a charter member of the Rotary Club, and a trustee of the First Presbyterian Church. His work included construction of the James House, the church parsonage built with funds donated by Arthur Curtiss James. Smith is buried at Newport’s Island Cemetery.
That history adds another layer to a property that already has plenty of personality.
What I appreciate most about 350 Broadway is that it feels distinctly Newport. It has the craftsmanship and architectural presence of an early 20th-century home, but it also offers much of the functionality buyers look for today: updated systems, renovated bathrooms, off-street parking, a garage, outdoor living space, and a flexible additional apartment that can accommodate family, friends, work-from-home needs, or rental income.
For buyers who appreciate historic architecture and want to be part of the Broadway neighborhood, 350 Broadway presents an opportunity to become the next steward of a home that has been part of Newport for more than a century.
