Twenty-one homes changed hands across Newport County last week, with sales throughout Jamestown (1), Newport (9), Portsmouth (5), and Tiverton (6). Newport accounted for a significant share of the week’s activity, including several sales above $1 million and three transactions that surpassed $2.8 million.
After a great week on Block Island with my family, I am back in the office, catching up and preparing two new listings for the market this week. The first is 481 Oliphant Lane in Middletown, a five-bedroom, two-bath home coming to market at $750,000. We also have a two-bedroom condominium in Newport coming later this week, priced under $500,000.
We are entering the dog days of summer. Students are heading back to school, summer vacations are winding down, and families are beginning to transition back into their normal routines. Historically, the latter half of August can bring a temporary lull in real estate activity before the fall market begins to take shape, but that’s not always the case.
For buyers, there’s opportunity. For sellers, opportunity comes with strategy.
Inventory remains limited across much of Newport County and the market has become more selective, particularly when condition and pricing do not align.
One of the biggest trends I continue to see is that today’s buyers are increasingly work averse. The days when every buyer was willing to purchase a fixer-upper and spend the next several years building sweat equity feel increasingly distant. Renovation costs, contractor availability, financing, and the time required to manage a major project are all considerations.
As a result, move-in-ready homes are commanding attention and, in many cases, a premium. That premium, however, still has to be supported by value.
Today’s consumers are evaluating far more than the purchase price. Mortgage rates, property taxes, insurance, utilities, maintenance, and the general cost of living all influence what a buyer is ultimately willing and able to spend. Buyers have become more calculated, and aspirational pricing is becoming increasingly difficult to justify unless the property delivers accordingly.
For sellers, that makes preparation and pricing two of the most important parts of a successful strategy. Limited inventory is helpful, but it does not automatically guarantee a premium sale. Condition, presentation, location, marketing, and price still determine how the market responds.
For buyers, it is equally important to recognize that opportunities can appear when the broader market gets quiet. A property that has been sitting for several weeks, undergone a price adjustment, or simply missed the initial wave of buyer attention may offer a very different negotiating environment than a new listing during a busy spring weekend.
That is why understanding the individual property is often more valuable than trying to characterize the entire market as simply a “buyer’s market” or “seller’s market.”
