Last week, I had the opportunity to spend a few days in Colorado at the REMAX Torchbearers Conference, an annual gathering of some of the top REMAX agents under 40 years old from across the United States. It was an incredible opportunity to collaborate, share ideas, and learn from some of the best professionals in our industry. I was proud to represent Rhode Island and bring home new perspectives that will continue to benefit my clients here in Newport County.

While I was away, 12 properties changed hands across Newport County, reflecting a market that remains active but is continuing to evolve even on a week by week basis. 

On a personal note, I was especially excited to welcome a friend and new neighbor to the Off-Broadway neighborhood. Congratulations to my client Abby on the purchase of 4 Findlay Place. There is something special about helping someone find a place to call home, and I’m thrilled to see her become part of our neighborhood. Congratulations to everyone involved in making that transaction a success! 

From a market perspective, we’re continuing to see conditions become more balanced. Inventory remains limited by historical standards, but buyers are gaining more choices than they had just a few months ago. That shift has created a healthier marketplace where pricing strategy and preparation matter more than ever.

Today’s buyers are value driven. They are far less inclined to take on major renovation projects than they were in years past and are generally willing to pay a premium only when the location is exceptional or the home is truly move-in ready. As a result, we’re seeing more price adjustments, longer marketing times for properties that miss the mark, and more thoughtful negotiations between buyers and sellers.

That doesn’t mean the market has slowed. It means buyers have become more discerning. Homes that are well presented, properly maintained, and priced in line with current market conditions continue to perform well, while properties with deferred maintenance or aspirational pricing are taking longer to find the right buyer.
