A historic multi-family property at 35 Kay Street has sold for $3 million, marking the highest multi-family sale in Newport so far in 2026 and the fifth highest on record in the city, according to Multiple Listing Service data.

The circa-1880 property sits on more than half an acre in Newport’s Kay Street neighborhood and contains four residential units featuring period details including soaring ceilings, hardwood floors, and marble fireplaces. The property is within walking distance of Bellevue Avenue, Newport Harbor, and local beaches.

The transaction was handled entirely by Alexandra Thursby of Mott & Chace Sotheby’s International Realty, who represented both the buyer and seller in an off-market deal.

“By bringing the buyer and seller together through a discreet off-market transaction, we were able to create an exceptional outcome for both parties while preserving the privacy and exclusivity that many luxury clients value most,” Thursby said.
