It may have been a wet Memorial Day weekend, but some lucky homeowners were still able to close just in time to enjoy the start of summer in Newport County. Despite the up’s and down’s, the market continues to move, with 21 conveyances recorded across Newport County last week as buyer activity steadily increases heading into June.
As we move deeper into the summer season, the consumer pool naturally becomes much deeper. Seasonal visitors return, second-home buyers become more active, local families have time to move into new properties, and open houses continue to see stronger traffic. The market has clearly picked up over the past several weeks, and it will be interesting to see how things continue to evolve over the coming months.
There are three major questions that I believe will help define the Newport County housing market this summer:
Will we see more inventory?
Supply remains extremely limited in many neighborhoods and price points. While more listings have started to come online compared to the winter months, inventory still trails demand in a meaningful way. This has been, and I think will continue to be a prevailing narrative.
How will the Taylor Swift tax impact the upper end of the market?
With the July 1 implementation approaching, many are watching closely to see how the added tax burden on certain non-owner-occupied and second homes over the $1 million threshold may influence luxury and vacation home purchasing decisions. We are already starting to see some shake up, and I expect that to continue across the upper echelon of second homes in Rhode Island.
What happens with consumer confidence?
Buyers remain active, but they are also more informed and more calculated than they were a few years ago. Interest rates, stock market volatility, insurance costs, and overall economic uncertainty all continue to shape decision-making. People are not as risk tolerant as they once were, and have time to slowly play their options. Escrows are more delicate today, with many contracts seemingly being cancelled after inspections than ever before.
One thing that has remained consistent is that homes positioned correctly are still finding success. A special congratulations is in order to my seller client on the closing of 67 Fairview Lane in Portsmouth. This property was strategically brought to market with intention and precision, generated multiple offers, and ultimately sold for $1,020,000, which was $25,000 over the asking price. It was a great example of what can happen when preparation, pricing, and presentation all align with current market conditions.
