This weekend offers a good snapshot of where the Newport County housing market stands as we head into June.

Saturday is absolutely stacked, with dozens of open houses spread across Newport County and opportunities ranging from entry-level homes and condominiums to waterfront estates and luxury properties. Sunday is a bit lighter, but there are still plenty of opportunities for buyers looking to get out and explore the market.

From a broker perspective, we’re beginning to see more activity across nearly all price points. Buyers are becoming more active as the weather improves, schools prepare to let out for the summer, and more visitors arrive in our area. Historically, this is when the market starts to gain momentum, and we’re already seeing signs of that trend taking shape. I’ve been preaching patience, and repositioning to clients whose homes have not found the right consumer. Now is great time to take advantage of the weather, the deeper buyer pool, and the activity that the summer season naturally brings. 

Inventory still remains the biggest challenge. While more homes are coming to market than we saw earlier this spring, supply still trails demand in many segments. Well-priced properties continue to attract strong interest, particularly in Newport, Middletown, Portsmouth, Jamestown, Tiverton, and Little Compton, where available inventory remains limited relative to the number of buyers looking to make a move. As a result? Pricing continues to remain consistent across the board. For those hoping for a market crash or correction, I don’t think it’s coming anytime soon. There are too many homeowners with strong equity positions, or no mortgages at all, creating a much different reality than the 2008 crash nearly 20 years ago. 

For buyers, that means preparation matters. For sellers, it means there may still be an opportunity to capitalize on favorable market conditions before additional inventory arrives later this summer.

Whether you’re actively searching, casually exploring, or simply curious about what your home may be worth in today’s market, open house weekends like this are a great opportunity to gather information and understand what’s happening locally.
