As we head into the home stretch of the year, this marks the last weekend of Open Houses for 2025.

Coming off the Christmas holiday, it’s completely natural for many sellers to pause. With family in town, travel schedules, and the general chaos that comes with the holidays, hosting open houses often takes a back seat in late December. That said, there are still a handful of solid opportunities to explore this weekend for buyers who are motivated, paying attention, and thinking a step ahead.

This weekend’s open houses span Jamestown, Middletown, Newport, Portsmouth, and Tiverton, offering everything from entry-level homes to waterfront and luxury properties. While inventory is lighter than it will be in the months ahead, this quieter window can actually work to a buyer’s advantage. Fewer crowds often mean more time and meaningful conversations, better access to properties, and less competition than what we typically see once the spring market heats up.

Looking ahead to early 2026, I anticipate that once the holiday and New Year’s dust settles, we’ll begin to see more listings come to market and a noticeable pickup in activity. Historically, January and February are when thoughtful sellers begin preparing, positioning themselves well ahead of the spring rush. The same is true for buyers who want to be ready when the right home becomes available.
