Last week, nine properties changed hands across Newport County (according to published sales on the RI MLS*). With just a small number of listings trading hands, one key takeaway remains clear—home values continue to hold strong, and sellers are still seeing premium returns on their properties.

Currently, there are 99 single-family homes listed for sale on the Statewide MLS in Newport County, yet only 48 of those are priced under $1,000,000. This limited inventory of more affordable options is a key factor driving competition among buyers, particularly for entry level properties in the community or approachable alternatives. While we continue to see some adjustments in pricing strategy, the overall demand for homes in Newport County remains high, keeping values strong and ensuring that properly marketed and priced properties will continue to attract serious interest.

As we move closer to the Spring market, I don’t anticipate any significant changes in interest rates. I do expect an increase in both inventory and buyer activity. More sellers will be entering the market (we hope), and buyers who have been waiting for the right opportunity will begin making moves along with the seasonal increase of residents and visitors as we approach Spring and Summer. While we may see more options, the competitive nature of the Newport County real estate market is a trend that will continue.

For those who spent the last year or two waiting for the market to crash or for home prices to drop, reality has set in—that moment never came, and it likely never will in this community. Newport County’s real estate market has remained resilient, with property prices holding strong and demand continuing to drive the narrative of the market. The opportunity cost of homeownership here is only increasing, and as prices remain steady, waiting will only put buyers further behind. If you’re considering purchasing, there is never a bad time—the key is finding the right property and securing it.

For sellers, now is an opportune time to prepare for listing—homes that are well-positioned and professionally marketed are seeing strong offers and shorter days on market.
