Twenty-four properties changed hands across Newport County last week, closing out the month of July with a strong finish. Historically, the end of each month brings an uptick in recorded sales and July was no exception. Buyers often aim to settle before the start of a new month, while agents, lenders, and attorneys work diligently to get transactions across the finish line. If you’ve ever spoken with a closing attorney on the last Friday of the month, you know it’s one of the busiest days on their calendar…
The week was highlighted by the $7,775,000 sale of 8 Taylor’s Lane North in Little Compton, another reminder that the luxury market across Newport County continues to perform well when exceptional waterfront properties are brought to market. Even with new considerations like the Taylor Swift Tax, we haven’t seen too much immediate impact in the higher price points.
On a personal note, two of last week’s closings were especially meaningful to me.
The first was 20 Mumford Avenue in Newport. I remember when my friend purchased this home in 2021 after moving back to Rhode Island from Colorado. At the time, he was a single guy looking for a place to call home and purchased a 636 sq/ft cottage off Broadway. Over the past few years, life happened. His family grew, the home grew with it through a thoughtfully designed second-story addition, and what started as a first home became the backdrop for an entirely new chapter. Now, that same family has outgrown the space and moved into a home that better fits where they are today. That’s what real estate is really about and I am especially grateful for this sale.
The second was 19 & 19½ Third Street in Newport’s Point neighborhood. Known as the Baxter and Gladding Houses, these historic cottages have been cared for by a wonderful local family who built a life and started their family there. Representing the sale of such a special property was an honor, and I couldn’t be happier for them as they begin their next Newport chapter.

From a market standpoint, we continue to settle into a slightly more balanced rhythm. The median sales price for single-family homes in Newport County remains elevated, hovering around the $835,000 mark according to InfoSparks statistics on the Rhode Island MLS, while inventory has improved modestly compared to earlier this year. That increase in supply has given buyers more choices but we’re still well below what economists and real estate professionals would consider a balanced level of inventory.
We’re also seeing buyer behavior evolve. Consumers remain active, but they’re increasingly value conscious. Homes that are move-in ready, thoughtfully updated, and priced in line with today’s market continue to attract strong interest. Meanwhile, properties that require significant renovation or enter the market with aspirational pricing are spending more time on the market and seeing more frequent price adjustments. People are work averse. They are paying higher prices, higher premiums for insurance, and higher interest rates. As a result, their budget and appetite for projects are much different than they were in the past.
In many ways, the market is rewarding preparation over speculation. Sellers who invest in presentation and pricing are finding success. Buyers have become more patient and more analytical, taking the time to compare opportunities before making a decision.
