We are closing out August with Labor Day Weekend around the corner, and while many people are focused on squeezing in one or two last summer weekends, there is still plenty happening in the Newport County real estate market.

Saturday carries the heavier open house schedule this weekend, with opportunities across Jamestown, Little Compton, Middletown, Newport, Portsmouth and Tiverton. Sunday is a little lighter, but there are still plenty of properties worth exploring across a wide range of price points. For buyers, I actually think this is a great time to pay attention. We are moving into a much more balanced market, which is welcomed by consumers. 

Late August typically brings a natural slowdown as families travel, enjoy the final weeks of summer and prepare for the school year. That doesn’t mean demand disappears. It simply means there can be fewer people competing for attention, and buyers who stay engaged may have an opportunity to take a more measured look at what is available.

The latest MLS-based Newport County data for single-family homes and condominiums showed a median sales price of $828,000 during the second quarter of 2026, up 11% from the same period last year. Properties averaged 47 days on market during that period. Those numbers are a good reminder that Newport County remains a valuable and competitive market, but it is also taking buyers longer to make decisions and sellers need to be thoughtful about how they position their homes.

The broader Rhode Island market is showing a similar dynamic. Inventory has improved from the exceptionally tight conditions of recent years, but statewide supply remains well below what would traditionally be considered a balanced market.

My advice for buyers is not to wait for the “perfect” market. Use weekends like this to learn it. Tour homes in different towns and price ranges. Pay attention to condition, location, layout and how long properties have been available. That experience becomes incredibly valuable when the right house eventually comes along.

For sellers, preparation should start well before the sign goes in the yard. I am currently working with several homeowners who are considering or preparing for a sale before the end of 2026, and my recommendation is always to start the conversation early. Pricing strategy, repairs, presentation, photography, timing and how a property is introduced to the market can all have a meaningful impact on the result.

There is no obligation associated with having that conversation. Sometimes the best advice is to sell now. Sometimes it is to make a few improvements and wait. Sometimes it is not to sell at all.
