The island saw an eventful week, led by the sale of 10 Coulter Street for $6,500,000, along with two additional sales above the $2.5 million mark. Activity at the upper end of the market continues to demonstrate the enduring appeal of Newport County’s coastal communities and Jamestown’s draw specifically.
Newport accounted for 10 of the 23 total transactions, reinforcing the city’s position as the center of market activity in Newport County. From historic homes and luxury condominiums to multifamily investments and year-round residences, demand remains broad and diverse and the buyer pool is growing deeper as we move into the summer months.
After some much deserved sunshine and warmer weather last weekend, it certainly feels like buyers have returned with renewed energy. School is winding down, families are beginning to focus on summer plans, and seasonal visitors are arriving in greater numbers. Historically, this is when we see the buyer pool deepen and competition increase, and 2026 appears to be following that familiar pattern.
Inventory remains the biggest challenge. While new listings continue to come to market, demand still outweighs supply in many segments. Well-prepared and properly priced properties continue to attract strong interest, and buyers understand that quality inventory does not sit around for long.
