If you’ve been following the market over the past few months, you’ve probably felt the ebbs and flow. Limited inventory, strong demand, and competitive situations across many price points. That hasn’t disappeared, but we are starting to see a bit of a natural taper. And that’s not a bad thing as we move towards summer when the buyer pool gets much, much deeper. 

Across Rhode Island and much of the Northeast, the spring surge tends to come in waves. Early activity builds momentum, new listings hit the market, and buyers come out with urgency. Then, as more inventory starts to fill in and interest rates fluctuate, the market finds a bit more balance. With the war in Iran, elevated gas prices, and people keeping a much more keen eye on their assets, that’s where we are right now.

We’re seeing more homes available than we did even a few weeks ago, which gives buyers more optionality. At the same time rates have remained somewhat volatile, and broader economic factors are still influencing consumer confidence. The result is a market that’s still active, but more measured. Open houses are one of the best ways to see this in real time.

You can walk through a handful of properties in a single afternoon and quickly understand how homes are being priced, how they’re presented, and how they compare. You’ll notice some homes are still drawing strong traffic and multiple offers. Others are sitting a bit longer, not because the market is weak, but because pricing, condition, or positioning isn’t quite aligned. That’s the nuance of today’s market.

The buyers and sellers who are finding success right now are the ones who are prepared. Buyers who understand their numbers, have a clear strategy, and are ready to act when the right opportunity presents itself are still winning. Sellers who are thoughtful about pricing, invest in preparation, and take a strategic approach to launch are still seeing strong results. Representation matters more in a market like this.

The difference between a good outcome and a great one often comes down to decision-making. Timing, structure, negotiation, and positioning all play a role. We’re heading into the summer season, which is traditionally one of the busiest times of year here in Newport County. Inventory should continue to build, and with that comes opportunity, but also competition in the right situations.
