There’s a solid lineup this weekend with 38 homes hosting open houses across Newport County. That many doors give buyers a real chance to get out, compare, and understand what’s happening in person, not just online.

We’ll be hosting at 32 Houston Avenue in Newport on Saturday from 11:00-12:30 PM. This is a rare three-family in the Fifth Ward, just steps from the water in one of the most walkable parts of the city. Whether you’re looking for an investment or an owner-occupant setup with income, it’s one worth seeing in person.

As for the market itself, the word I keep coming back to is polarizing, and the biggest driver of that right now is affordability. On one side, there are buyers who are well-positioned. They have strong financials, clear direction, and when the right property comes up, they act quickly and decisively. Those homes are still moving, often with multiple offers.

On the other side, affordability constraints are real. Between pricing and interest rates, the monthly cost of ownership has changed, and that’s forcing a lot of buyers to be more selective or step back altogether. That’s where you start to see properties sit longer, price adjustments happen, and a bit more negotiation come into play. So you end up with two markets happening at once.

If you’re a consumer, open houses give you a great chance to see multiple homes in a short period of time. You can recognize in real time which homes are getting traffic, which ones feel priced right, and where opportunities may exist.
