Activity remained consistent across multiple price points, with recent sales ranging from the low $300,000s to over $1.3M including single-family homes, condominiums, and multi-family properties.
What continues to stand out is how much the outcome depends on positioning. Properties that enter the market with thoughtful preparation and realistic pricing are attracting attention and moving efficiently. Buyers remain active, but they are deliberate. They are willing to compete for homes that present well and are aligned with market expectations, while properties that stretch beyond that range tend to require adjustments before finding their footing.
Another noticeable shift is buyer tolerance for renovation. The long-standing strategy of purchasing the “worst house in the best neighborhood” and building equity through sweat equity has become far less common. Many buyers today lack the time, contractor access, financing flexibility, or appetite to take on major projects. Turn-key condition now carries a significant premium, while homes requiring substantial updates often need sharper pricing to generate the same level of interest. The gap between renovated and unrenovated properties has widened accordingly.
