A distinguished carriage house at 10 Liberty St. in Newport’s Kay Catherine neighborhood has sold for $4.1 million, marking the fourth-highest residential sale in the city this year.

Hogan Associates Christie’s International Real Estate announced the sale of the property, which sits on a quiet, tree-lined street just one block from Bellevue Avenue. Leslie Hogan and Nicole Nicoletta of the brokerage represented both the buyer and seller in the transaction.

Built in 1998, the home evokes Newport’s Gilded Age architecture while offering modern amenities. The property features a private cobblestone courtyard surrounded by wrought iron gates, lush gardens and a bamboo grove. Inside, a dramatic great room with stone fireplace anchors the spacious living areas, and the home includes more than three garage bays.

The sale involved extensive preparation, as the property was part of an estate sale from a lifelong collector. Hogan Associates coordinated antique appraisals, estate sales, furniture donations, landscaping, painting and professional staging over several months with assistance from Simply Organized Spaces.

“This unique home went to market with a clean, fresh palate enabling these buyers to imagine themselves there the moment they entered the cobblestone courtyard,” Hogan said. “They are so excited to honor what’s there, and make it their own.”

The property sits within walking distance of the Newport Art Museum, Redwood Library and the city’s shopping and dining district.

The sale represents Hogan Associates Christie’s third transaction over $3.7 million in the Kay Catherine neighborhood this year, highlighting continued demand for luxury properties in the historic area.
