It’s shaping up to be a busy weekend for real estate in Newport County, with 66 Open Houses scheduled across our communities and especially stacked lineups in Newport and Portsmouth. As we head into mid-September, many homeowners are eager to make their move and get settled before the fall and winter months, while buyers are re-emerging with renewed optimism thanks to ongoing conversations about a significant rate cut on the horizon. Those who had been sitting on the sidelines may soon find themselves back in the pool.
Right now, there are 287 active listings statewide on MLS, spanning multi-family homes, single-family residences, and condominiums. Of those, 119 are priced under $1,000,000, underscoring that there’s still a wide range of opportunities across price points. At the same time, pricing and seller expectations have adjusted from the peak frenzy of the COVID market. The average days on market in Newport County now reflects a more balanced environment, where thoughtful pre-listing strategy, accurate pricing, and intentional positioning make all the difference. Long gone are the days when homes sold overnight with multiple offers; today, success comes from preparation and execution.
We are hosting two open houses this weekend. We are hosting an Open House on Saturday morning from 11-12:30 at 78 Cornelius Drive in Portsmouth. This is a southern Portsmouth colonial located in an incredible neighborhood just off of Indian Avenue. The house has been lovingly maintained by it’s original owners, who built the house and raised their family there since 1986. I have really enjoyed spending time here, and I’d invite you to come see the home for yourself this weekend. Located on over half an acre on a flat corner lot, there is a lot to love about this listing. We are also hosting an afternoon Open House from 2-3:30 at 16 King Road in Middletown.
